Property Preservation

MWPM works securing, maintaining and repairing real estate property to ensure that the property is kept in a marketable condition and in compliance with regulatory guidelines as well as any code compliance legislation for the area, minimizing the owner’s liability due to unsafe conditions during the tenure as an REO property. As part of our services we will manage, maintain, market and sell your troubled REO’s. One of our most important strategies with REO properties is determining the optimal investment to maximize the value and minimize time on the market.

MWPM act as an extension of the REO management team providing the highest level of service and integrity. We specialized in provide comprehensive market analysis, create solutions for difficult to sell properties, provide timely and complete BPO’s and REO management activity reports, actively market assigned properties and be on call 24/7

As part of our initial services we will:

• Re-key all exterior locks

• Lock and secure all windows, doors, garage doors, and external entrances.

• Install lock boxes and/or alphanumeric combination box

• Place a “For Sale” sign on the property

• Post a “No trespassing Sign” in the front window

• Arrange utilities

• Schedule repairs- communicate with vendors including scheduling work orders/bids,
keep tabs on work in progress and take pictures before and after work is completed.

• Prepare swimming pool for safety

• Report any theft or vandalism

• Assist in filing claims with the insurance company

• Schedule regular weekly security checks

These procedures, along with any others that might be necessary according to the geographic region, should be done in order to prevent damage to the property. Our responsibility is to keep the property in the best condition possible, maintaining the home regularly to the standards of the rest of the neighborhood.

Eviction

After approval, we will coordinate with local Sheriff’s Office the time and date of the eviction and after the property has been cleared we will gain access and start the process of removing all items from the interior and clear the property.

Safe and Secure Property

MWPM primary goal is to protect the properties we maintain. Once authorized, we will secure all exterior openings of the property. Based on needs, we can also install additional wood members in the interior of building across each boarded up window and door fastened to the exterior plywood, providing a higher level of security for the property.

Debris Removal

In an attempt to protect and preserve the property, interior and exterior debris will be removed from the property. Interior removal includes household materials, furniture, boxes and appliances. If hazardous or toxic materials are encountered they will also be removed upon approval for an additional fee.

Initial Pool Drain Acid Wash

The securing and proper treatment of a pool at a property is one of the most important things to do right. We have numerous securing options for pools ranging from simply securing an existing perimeter fence with padlocks all the way to building a custom cover. We can quickly and affordably drain, acid wash, and partially refill pools for the best result. We can keep your pool to code with algae and mosquito prevention or keep it in show condition If any pool equipment is missing or not functioning we will replace or repair any equipment. The property will be placed on our bi-weekly maintenance schedule where our service crews will clean and chemically balance the pool to ensure a greater level of curb appeal.

Lawn Maintenance

MWPM will perform the necessary lawn maintenance based on requested schedule. Lawn cutting includes mowing the lawn, weeding, edge trimming, sweeping of all paved areas (sidewalks, driveways, patios, etc.) and removal of all lawn clippings, related cuttings and incidental debris. We will not leave any leaves, cut grass, or pine straw on the property after maintenance service is completed.

Sales Cleaning

Initial, scheduled and sales cleaning services is provided. This cleaning includes windows, patio doors, vacuuming carpets, mopping floors, cleaning all appliances including their interiors and the placing of air fresheners throughout the house.

Tree and Stump Removal

Tree trimming, removal and stump grinding services are also provided. We will check with the local authorities for any environmental issues, protected species regulations and permits required prior to removal.

Fumigation

Full fumigation or spot treatment services will be provided by licensed professionals. In addition we will perform WDO inspections for Real Estate Transactions.

Rekey

Under this property preservation service, we will change the lock(s) and assist you in gaining access to the properties.

Rehabilitation and Replace

The following repairs are all performed by licensed contractors to ensure that you will have no problems with local authorities in regard to fines, violations or tickets issued in regard to these services:
